A corner residence in Edgewater where asymmetrical planning, reflective surfaces, and warm materiality make high-rise living feel more generous than the floor plan suggests.

Set within Aria on the Bay — Arquitectonica’s 51-story waterfront tower in Miami’s Edgewater neighborhood — MB Apartment approaches luxury through precision rather than scale. Designed for a young couple, the two-bedroom corner residence was conceived as an exercise in architect-led restraint: how to create generosity, calm, and visual breadth within a high-rise footprint that rewards planning over square footage. Rather than treating the apartment’s proportions as a constraint, Nar Design Studio used them as the project’s central design premise — allowing circulation, proportion, and perception to shape the interior as much as any furniture or finish selection. In a neighborhood defined by contemporary towers and increasingly design-conscious buyers, the project demonstrates that a two-bedroom condominium deserves the same interior-architectural intelligence as a far larger home.

The corner condition and curved floor plate shaped every decision. Larger furnishings were distributed along the perimeter to preserve a generous sitting area at the center, while a bronze mirror at the hallway corner extends the line of sight on entry — widening the apparent scale of the living room before the apartment fully reveals itself.

In the main social space, a round rug, armless sofa, and lounge chair reinforce openness, while a custom media element wraps a structural column, transforming an obstacle into an architectural anchor. LED illumination traces key transitions, textured wallcoverings soften the planes, and selective greenery introduces warmth without clutter.

Warm greys establish the base tone, while greens and earth colors introduce quiet vitality. Lacquered surfaces, black wood, sandy textiles, and green velvet create depth through contrast — giving the residence an atmosphere that feels measured rather than merely styled.

The six-seat round dining table anchors the corner of the living room, easing transitions between zones while echoing the apartment’s broader language of curves and softened edges. In a two-bedroom condominium, every decision operates on multiple registers at once: functional, spatial, atmospheric, and perceptual. There is no room for gestures that only serve one purpose.

Here, perimeter-based planning, asymmetrical composition, reflective surfaces, curved furniture, and carefully controlled focal points were used to make the apartment feel more generous without relying on excess. That is what thoughtful condominium design should mean in Edgewater today — not simply a smaller residence furnished attractively, but a home re-authored through layout intelligence, custom detailing, and material balance so that daily life feels calmer, clearer, and more expansive than the plan promised. MB Apartment demonstrates that refinement in a high-rise setting is not measured by square footage or finish level alone, but by the precision with which space itself has been resolved.
